Purchasing a home and then shifting it onto new foundations on the same property, and then renovating it.
Refinancing the mortgage already in place and using the money to repair or renovate the home.
There are some limitations to this kind of loan and it cannot be used to install something considered to be a luxury. Nor can it be used just do to some minor work on the property. It is really intended for structural alterations or improving or eliminating anything that is detrimental to health or safety. Termite damage or unsafe roofing or flooring would fall under this category.
Other provisos are that the family must be no larger than four people, the house or unit must have been occupied for one year or more before the application goes in, and the number of units on the site must follow any local zoning rules. Those who live in co-op style units may not apply either.
Other Loans and Grants
For those of you who live in a rural setting, there is a Home Repair Program which provides loans at just one percent interest. The resident must be on a very low income to qualify and own the house in question. The general idea is that the low income section of society gets to have a very safe and sanitary home environment. Anyone over 62, considered to be a senior, may qualify to get a grant of up to $7,500. The loan cap in this instance is $20,000.

However, it may be best to go first for a grant, since this does not have to be repaid, or a very low interest loan which should not be too difficult to repay.
